I like the butcher block even though there are some long-term wear issues there, but it looks great in photos and isn't that expensive.

With investors it falls into a few catagories were their properties go into default.1. butchered rehab totally upside down. ( this can be the contractor stole the draw money) and any other myriad of things.2.

that's my point  google Scottmans guide there is a list of 50 or HML throughout the country and 90% of them their minimum loan is 100k.. from the lenders side of the equation there is not enough money coming in on one file to make a profit for them... and or take the risk..they might make even at a  70k loan at 4 points is 2800 plus some junk fee's if they had to chase the collateral in FLA it will cost more than that.. and if for some reason you butchered the rehab it gets worse..

Hey guys, I have butchered a few different types of templates for Excel / Mac Numbers templates for our cash-flow investment properties.

Then they sell you a whole cow afterwards that you don't have the tools to butcher and turn into steak.

No problems at all.I feel the renters can see that we are not slumlords and like investing back into the property if there are no issues.My Lincoln Park property I replaced the kitchen and did the bathroom with everything coming from Lowes,  Nice white cabinets and a nice butcher block counter top. 

Decided to put a butcher block countertop on the island to make it a practical prep surface.Only issue I have in using IKEA cabinets for a flip or rental is that they never seem to have everything I need in stock and cannot wait 2-3 weeks for delivery when they cannot guarantee it will be there in that timeframe.
