If it can potentially take a while and you're looking at 3 months of vacancy and 1 month of stored goods afterwards... perhaps a text message/voicemail offer for $500 (I'm not sure if this is a persuasive amount, maybe someone can give firsthand experience), no eviction on record, plus a u-haul truck to be out in X amt. of days would do the trick!
