What are the Best Real Estate Financial Calculators out there?

I would like to get feedback on which REAL ESTATE FINANCIAL CALCULATORS you use to determine which rehab properties to buy or determining which rental properties to purchase.

I've seen a great REHAB VALUATOR that is geared for residential investors (1 to 4 fam) who either wholesale property or rehab property. There is a free "lite" version you can download here:

RENTAL VALUATOR evaluates rental income and capital improvements for SFRs and Apartments and calculates property values, income and cash flows. It's very comprehensive. You can download a free version to evaluate here:

Both are very comprehensive but a little pricey. Let me know your thoughts.
