Since I spend 15 hours of the day thinking about Real estate, it was time I got my wife involved in Real Estate :) and she really loves home decor so she took over all the designing of the house and picking out the material for the rehab.

A pet peeve perhaps....but too many decorate their places like they are hotel rooms.

Here is the text from one of my properties including the requirements section.Upon touring this home, you will appreciate the spacious tiled living room with decorative fire place.

Convert wood fireplaces to gas or make them decorative only. 

There should be wood panels that will match the cabinets, or get some panels that are decorative to fit in the space around the frig hole after you put in a used one that sort of fits.

You can also consider some large decorative rocks, fence posts, etc. 

He then told me that he decorates the entire house to be all about gambling.

I have been at the SFH since Feb - so going on 9 months and even if I find a new home, by the time I close and go thru the process to move into in MI it would be like Dec or January at the earliest.Thank you and all help would be greatly appreciated!

We were thinking the following:  1) we know these potential tenants have a paying job, 2) no commute for the tenants which would be appealing 3) most are men who are working and sending money home to their families so a dated decor is not a big deal and they just need a place to crash 4) renting these guys enables us to get income immediately vs spending money updating the property.
