Tenant rule breaker suggestions

So heres my issue today. My tenants boy friend keeps parking in the yard. And where he parks is only half in my property, half on the neighbors property. I have a parking lot big enough for 5 or 6 cars, and I’ve never seen more than 4, including mine there. Average is maybe 2, this tenant does not own a car. When i say something he moves his van, and apologizes. Then does it again later.

Hopefully somebody has an idea.

Post a sign 'Tenant Parking Only'. 'Others will be towed'. and enforce it.
