One wrong move, one wrong contractor, one wrong vendor…will erase any "benefit" one city has over another.

Things like vendors, tenant info, billing, maintenance orders, tenant communications, etc.

The cost of all the vendors to process a loan: credit, audit, LOS, tax, Underwriting, processing, verifying every piece of paper is a range of $9000- $11000 per loan. 

A dryer is not an emergency and the tenant should be patient while you coordinate the repair.Because they ignored your instructions and chose to hire their own vendor, they should pay for the repair.I also recommend you learn how to handle aggressive or abusive renters.

As it relates to a vendor, to me the most important thing is communication.

Those are the organizations that are highly likely also going to support finding their hires a place to live and if you can connect with them and become a preferred vendor, you've cut out the middle man i.e. furnished finder.

Some wishful thinking on my part, lots of encouragement from vendors and too many investors doing the same.

I’m not sure that either cost anything for the buyer, but there is a big difference in cost to a vendor that sells a home.  

Build a portfolio of routine service call tasks and light remodels with actual costs that your Clients can compare to outside vendor's similar work.
