Oh, and some travertine tiles for the kitchen backsplash (which another friend is going to do for me at a discount, which is known in the music world as the "bro-rate").I spent today sanding all the trim (while wearing a heavy duty respirator, since it's possible one of the early layers of paint was lead based).This weekend I'm going to paint the cabinets (solid wood, so I sanded them down and am re-using them with new hardware), paint the trim, and hopefully get started on the walls.

For example, I'm looking at a house on Realtor.com in Charlotte, NC for $27,900 that probably needs the following:New roof - $10Knew trim - $1Knew gutters - $1K8 new windows - $3000Wood floors refinished - $1KRehabbed kitchen and its floor - $6KJust some very basic numbers, I'm looking at $22K in rehab costs, and this is on the low side, assuming that this work isn't as expensive in Charlotte AND the replacements are not high end materials.The comps are scarce but seem to range from $45-55K, so let's call it $50.So with the 70%, I'd offer:70% of $50K is $35K -$22K rehab costs-$1000 carrying costs-$3500 Commission fees & taxes upon sale = $8500 MAOSo this is pretty far from the initial asking price.

If they walk through and see the basement/downstairs with unpainted sheetrock, missing trim, etc (no major unfinished work, house is livable) how much value would they take away?
