The rubber roof sounds like a bit of a band aid, or is that standard there?

I'm curious, for those who have tenants in Section 8 or State Aid Programs, do you find it similar experiences.

It was a VERY detailed long topic about pulling Comps and such without a realtor to aid you.

I'm guessing having a decent yield, and putting together a strong business plan (I'm thinking you'd really have to show the buyer has the ability and history to add value in an already well run enterprise).Everyone who has posted in this thread (OP included) already know the limited information I can offer up, as an investor (not a seasoned investor) at such a high CLTV I'd really be wanting to look into the operator.Andrew

Portland is a large city, and I"m sure there's housing advocates there, or legal aid.

In the beginning, I tried having lower rehab budgets for deals and I wound up just putting band aids on things I should have completely redone in the beginning.

You're not their financial coach and I also don't feel that a landlord/manager's job is to ensure that the tenant has explored a variety of aid avenues.

I believe you will learn a few of extra steps that would also aid you if you were to do wholesaling as well such as what the financing process can look like and its normal cost and structures.

Or that the space ship is following hail-Bop comet and we all gotta get some Nikes, cut our nuggets off and drink the kool-aid to catch a ride?
