Please take this with a grain of salt from a newbie.Here's what scares me in your summary:      "Let's say..............we have it appraised for $875,000 which I think is somewhat reasonable with the upgrades and the appreciation that are is seeing."    

We have an opportunity to move to Salt Lake City and would like to reach out to local investors/agents to get a feel for the market there.

Most of the deals mimic HML, syndications and REITs, which do not have a high failure rate over time.At any rate, no one has a crystal ball, so take everyone's opinion and advice with a grain of salt and educate yourself as much as you can.I don't particularly like Fundrise, although I have invested a small amount with them.

I'm curious to see who everyone in the Salt Lake City area recommends for contractors for fix and flips.  

I have a team of real estate agents in the Salt Lake City Utah area and am always looking for new ways to generate solid buyer and seller leads. 

I just assume these people are not informed or are inexperienced and take it with a grain of salt.
