We saved a lot of money by doing the demo ourselves.

For the tenant module, i checked it out once in a demo, out of several hundred occupied properties, it had the data only for a few of them, so wasn't worth getting into.

During demo we found a tremendous amount of additional damage and a very active infestation.

After we started demo we found not only very substantial damage , but also current live activity.

Get Permits, Demo, Framing, Rough (plumbing,HVAC, Electrical) , Roof (if needed) Inspection, Insulation, Siding Get Layout and Order Kitchen Cabinets, Sheetrock, Spackle, Primer, Floor installation, Order finish Material, Molding, Doors, Granite Pricings, First coat of paint, Install cabinets, Order Granite (2-3 days).

The buyers saw it 5 times from demo to finish and signed a contract.

I wouldn't be overly concerned personally about the roof or the demo not being permitted unless they were flagged.

The city is just now starting to demo affected houses and not everyone has drained.
