Flipping house, found termite tubes in garage

Hi there, I'm a newbie flipper in Phoenix, AZ and am in the process of getting ready to complete my 2nd flip. We found termite tubes in the garage and I'm getting mixed advice from my  Realtor and the termite company. Realtor says to be pro-active and do full treatment which would include warranty to pass on to the buyer. Termite company says to wait until it's on the market and under contract when the buyer does the termite inspection. Then if termites are discovered during inspection, handle it at that time. So my question is, has anyone run into this issue in the past and have advice on how best to handle? Are termite tubes evidence that there is an active issue present that should be taken care of? Thank you in advance!
