warehouse/industrial leasing

To lease out a warehouse, I'm going to do a mailer to other warehouses in the area, hoping to find a tenant that wants to relocate. Should I market to existing warehouses that are of similar size? Bigger and smaller? the warehouse i'm looking to lease out is 11,000 SQFT.
