Most departments are more than cooperative and you will avoid future problems.

Considering the market, banks and their bond rating, cooperation, etc...

Ya in this case the seller was a investor he owns over 100 doors, he knew he was selling cheap but he liked the fast transaction and that made it ez to cooperate with his 1031 exchange

He is cooperating fully so far, and hopefully i am covering all my bases.

I am all for co-wholesaling and cooperative dealing of course, but I do wish to attract more attention from the homeowners rather than other wholesalers ideally.

Maybe I am being over cautious but it just seems like I could be relinquishin control to the tenant if at some point I lost cooperation with them for legal entry. 

If I understand correctly, if I wanted them out on day 1, I'd have to give them a 30 day notice to vacate, then filed for unlawful detainer (the bank states in its docs that it won't cooperate with the UD) then waited for a court date, then waited for the eviction a few days later. 

I am starting to sense though that the SELLER may not be cooperating as well.
