Notifying Tenant of Work
Hi Everyone! I need some help... I have a tenant who has been bugging me to do repair work on his balcony. This turned out to be a big project - and it took me two months to get the money together and get everything lined up, BUT I finally lined up a contractor to come and do the work on Monday. So now what? What sort of notice do I have to give the tenant? A phone call? A written notice? And do I have to stay with the workers the whole time they are there at the apartment? Can I let them in and then leave? Its going to be a four day job. I'm not sure what my responsibility is here, and I can't find anything definitive on the internet. I'm in CA. Any advice for me? I'm a newbie, and all the work I have had done in the past has been on vacant units.

Learn and follow your state codes. It may seem fine now to wing it with your tenant but if things should turn bad and you end up in court you want to have done it according to code. Most states require 24 hr written notice.
Tenants may seem very receptive but once the noise, dirt and inconvenience begins they can turn very nasty.
Do it by the book, never make assumptions when dealing with tennants.
