I have recently learned that, in SC at least, if you purchase a property from the county tax sale, wait out the one year redemption and take title, you will probably not be able to secure a loan against the property because the title will be clouded by the tax sale.

I totally missed the Sales [& Use] Tax piece the first time.I agree you'll probably never see it or at least not until the cloud is discovered on title when he tries to sell the building.Perhaps they will reduce for immediate payment if he can demonstrate hardship.

Cap rate has been a quick way to take the temperature on my ROI of the my funds in the purchase and it's return as an investment, without clouding it with all the other moving parts.At the same time, cash-on-cash interests me less, as mine isn't particularly impressive.

Other than that the order you listed is about right, but of course different things can crop up on a case by case basis from contract to closing (for instance cloud on title such as delinquent taxes etc.)If you are just getting started get to know some local contractors with investor friendly prices.
