They told me that there were only 2 builders at St Kitts and they estimated their margins at 30-50%Please share if anyone built houses in Caribians and what was a typical cost per sq ft to build a super high end house.I understand that all materials are shipped to St Kitts from Miami and it adds to the costs, but still prices of new construction houses acceed American costs by 10-20 times.Why?

I realize now that I would have been better off paying the 2 points to extend the hard money term so that I could have done a cash out refi, but that ship has sailed.I need 80% or better to cover off the higher interest debt.

forget about investing until you have capital the no money down and have no money is just bunk you will waste an inordinate amount of your timeyou want in real estate.. study real estate get a license then get an intern ship with a good RE company so you get paid to learn or go to work part time with a top producing agent. .whatever you do learn the craft and do =something that makes you money first.. then when you get some capital and reserves then start investing..

@Anthony Barber I would avoid the San Antonio REIA's and the ones where you have to pay to go or buy a "membership" they are always trying to sell some boot camp or mentor-ship program.
