@Anthony Vicino just ensure the tenant understands you are renting the property as is and you are not implying it is suitable for their medical needs ,you are a house landlord not a hospital or a facility for ppl with disabilities this should include their heating and cooling needs.

Judgment is a key ingredient her though so in no way is a blanket treatment suitable for all companies.

Biggerpockets website is a suitable place to earn more knowledge about the real estate business.

I also recommend that you check out your local Real Estate Meet ups on Meetup.com to find local suitable mentors.

I choose only to allow small pets because it attracts quote a few more interested applicants who have trouble finding a suitable rental while side stepping the whole issue of dangerous dog breeds. 

The basic fact is that every landlord discriminates in selecting the most suitable applicant but it is not necessarily a violation of fair housing standards.

You'll have a tough time getting a loan for a property that you couldn't pay the mortgage on while still w/o tenants.Bigger problem might be finding a suitable lot and getting the permits.
