Regarding receiving funding under an LLC and difficulties: Banks/lenders will usually ask for your articles of incorporation, check credit, depending on loan type, will ask for reserves, require some insurance just to make sure your risk is acceptable for them to loan to you.

This is very high-touch and personal, but also not scalable in a meaningful way, and often times, unless you have something pertinent to discuss with each investor, some may view this as a waste of time (think in corporate speak: "this meeting could have been an email")Newsletters are very scalable, and with scale the personal touches are lost, since you are presumably sending this to thousands of people.

But the traffic pattern and overall customer interest that a listing received can be used as a very good proxy to distinguish between a "turn key luxury unit" and a "fixer upper" too (I bet redfin/zillow is already incorporating that into their models as a signal).
