Does AI have the potential to revamp property search?

Posted

I'm viewing this question from purely a data standpoint. The way we search for properties today is based on value, calculating cap rate, looking at AVMs and mortgage rates, etc. But what if you can also now search for properties by walkability, distance to good schools and universities, and other characteristics of value? I was trying to explore some of these ideas when I dived into the history of property search in a blog post I published, but I'm curious to hear more thoughts from the community here.

Purely from a data standpoint, big-data itself is already revamping property search. Most online platform already expose some form of walkability/school quality, etc. There are also online tools like https://www.frutainvest.com/msa that can help visualize neighborhood demographics info to help with broader area selections.

It's one thing to expose things like walkability/school quality, etc. It's another to actually be able to search for properties by these criteria. Currently if you want school ratings, you have to go to sites like Niche. Fruta Invest looks at things at the MSA level but doesn't let you query specific properties within a MSA you may be interested in. This is where being able to join all of this data and make it queryable with AI is useful. If you look at most search tools today, you can only search by bed, bath, sq ft, etc. but with expanded parameterized search in a ChatGPT-like query, you can query for N number of attributes.

Some things we need to add in at Camphor include satellite imagery and generally for imagery data for communal areas, matterport 3D tours, etc. We'll be working on these things soon! Our search tool is still in its early stages but all the feedback in this thread is useful information to consider since this is a tool we hope to build with investors in mind.
