I am a full time coach and teacher that wants to start my real estate investment journey. 

Well, as it is well known that experience is the best teacher and since we lack experience, we figured our next best option was to reach out to the BiggerPockets community and trade dialog with other investors to help us minimize our mistakes and increase our chances of success in our first real estate deal.

Recently got my RE license this past year, I exercise, and will be taking Spanish this summer when I’m off the school schedule (I’m a teacher; this is year3)Im from the RGV so I can get by but my parents do not speak it. it’s been a goal for awhile to get better.I have very low living expenses and try to put my money in fueling my RE business, building up my emergency savings, putting towards my Roth, travel (but covid), and future RE investing.

With my busy life as a full-time teacher and a part-time real estate investor, I simply don't have the time (or patience) to keep self-managing these properties, especially since I'd like to venture into house flipping and purchasing multi-units and transition out of my current profession soon.

Lots of my tenants come from small towns,... on occasion I’ve talked to their former high school teachers (I spent time in that world and it’s not uncommon for a common acquaintance to pop up).

She is a grade school teacher and I am in the military. 

Your friend was probably referring to the partner-mentor-teacher-coach type that turn newbies into birddogs and split deals.And, just because someone splits a deal doesn't make them bad.
