Our contractor is suggesting we leave a small gap of ~3" from the wall to where our cabinets and appliances would come, but our concern is that this would lead to food/water falling through the large crack and being hard to retrieve/clean.

Consider looking into a waterfall model.

These days I'm seeing more and more types of passive investor shares, with different waterfall structures and minimum investments.It is very common to use bank financing with investors contributing most or all of the downpayment and capital expenditure money.

I would be VERY carful, we are buyers and lenders on minority interests in CRE, either LP, GP or waterfall pieces and this type of investing is filled with landmines
