Really Simple Syndication Spreadsheet?

Hi all

My partner and I have two multi-families under agreement and one of them is a fix and flip the other is a BRRR, getting them both at great prices.
My partner and I have decided to syndicate them and we are Green AF at syndications, but all signs point to us being able to get the raise through our network of friends, family, and ex lovers.  

We've already got the basic analysis together with how much profit and revenue each will generate the issue that's clobbering me is how they get divided.  

We are offering multiple classes of investor each with different annualized rates of return.
 
I'm having the worst time trying to come up with a spreadsheet to reflect someone who gets a 5% return vs another who gets an 8% with both investors receiving piri pasu on the out percentage and I can't find any software online that won't cost me my firstborn to use.  These are $400k and $1mil deals so we aren't looking for fancy whale type presentations (yet).  

Does anyone have anything really simple that is basically:

This is what you put in:  $xxxx
This is what you make each month cash when we rent it. 
This is your annualized gain 
This is what you get at cash-out / when we flip it. 
This is your cash on cash.
