Purchase price: $380,000
Cash invested: $13,500
Sale price: $450,000

What made you interested in investing in this type of deal?

I knew it was in very good shape already so the remodel would be minimal and we could turn it over quickly.

How did you find this deal and how did you negotiate it?

it was a coming soon listing listed at $355k. I asked the listing agent what number the seller wanted in order to lock it up today beofre it hits mls. He said $380k. I said DONE! I knew I could put less than $15k into it and resell it for $450k. Thats exactly what we did. Whole project took 60 days from close to close.

How did you add value to the deal?

new paint,added doors to den and made 3rd bedroom, remdoeled one bathroom. Refurbished cabinets white with new hardware. New countertops w waterfall edge in kitchen. garage expoxy floors, couple new light fixtures and tile suround on the fireplace. Landscape clean up.

What was the outcome?

sold in 60 days for a profit
