This house doesn't quite scream flip since the reno is extensive and the ARV isn't super impressive. 

If they want the rent that bad then tell them you'll close when the tenants are out. agree with Neal.. get tenants out then close.. unless this is a screaming deal.. and you dont want to risk losing it.

To me it screams POTENTIAL!

I have family that visits from out of state often so there is a legitimate reason to have the space for visitors when justifying with a bank. 

But, ultimately, this is not a screaming deal because your cash on cash return before refinancing is only about 6%.

Unless you're getting a screaming deal such that the extra $67/month won't put a dent in your return, I would just move on and look for another one.I focus on south city nearer to "the hill" which is relatively high ground.

And yes, frequent visitors (even in the daytime) does escalate that. 

Anytime someone gets overly personal about their family or what not, that screams they have little money.So if you’re mailing to investors that’s gonna be a potential obstacle.
