My ADA pays for itself in 3 1/2 years, and has attracted top-notch tenants here in Oakland 😊

Ordinance 0495-2021:  Operators with 5 or more units are required to allow security deposits to be made in monthly installments over up to 6 monthsOrdinance 0496-2021: Landlords are required to give written receipts for all security deposits and rent paymentsThus, no more "no section 8" or "not section 8 approved" listings in your rental ad. A

Problem was that the "first floor" was about 1 foot below grade and would have required all sorts of hassle to make it ADA accessible.

"I've seen an old bldg, rehabbed (leaving the wood sash windows since the arch comm wanted historical preservation), come in at $400K for mostly studios.Issue is that unless you can get funding from ONE source (most non-profits need to shake seat cushions for change), then you have multiple grants - Which means multiple demands that start stacking.Stuff like the afore-mention historical, serving certain populations (like 30% AMI types) or handicapped (lots of ADA and beyond stuff), being in an expensive location, full platinum LEED (=$100K audit besides the costs of meeting spec), etc.

With the low housing inventory and massive growth to Ada County and Canyon County, how is the rental inventory?

@Ada San AndresIf you haven’t lived here before, I’d recommend renting for 6-12 months before deciding where you may want to buy.

Mike,Have you investigated whether or not this use will require modifications to the building because of ADA, Fire Codes, Building Codes, etc.
