Memphis is what some investors call a "linear" market - a solid, bread and butter, cash flowing market.  

To ensure that your PM has the same interests as you, their bread and butter needs to be closely aligned to the success of your investment.

Sadly-  despite the slick image and fancy technology platform, when it came down to the bread and butter of managing the property and taking responsibility for their actions, turns out that they are no different from many of the other lousy PM's that are a dime a dozen in Detroit.

Their "bread and butter" (maintenance) is spreading more and more thin as service intervals are longer with less wearable items.

Over time, the synthetic slate products made of different plastics and polymers will begin to fade and look less like real slate and more like real plastic.
