Denver & Colorado - Are there any deals out there???

I've been trying to find any real estate deal on the internet that makes sense for a buy and hold or a BRRR strategy. There just seems to be nothing anywhere in Denver or Colorado Springs. The MLS, HUD, REO, etc all show homes at market price.

How can I find a property at a discount in this market?...Is it just the market and should I wait it out?

I also have cash to invest or can be a cash buyer...

Any help would be appreciated!!!

If you're a cash buyer it would be advised to get on a legitimate wholesaler buyers list. Same case though where you'll need to make decisive moves. Waiting it out at this point if you want to be local will just cost you more during the next few years. Hopefully things taper a bit, but a full stop doesn't seem likely in the near future.
