I got my bill for my house in Lake Oswego from Safeco which I had had for years and it was always around 2k to 2.3 k  i get the bill its 6k.. i call my agent and told him no way.. and he hunted around and found me something maybe 500 cheaper .. so I thought I have a aaa card I know they sell insurance and are reputable.. walk in there 1800 bucks done and I have full  basement ( which is rare on a new home in Oregon) and they gave me a much higher insurance amount if my sump pump fails.. bottom line shop.u

The idea is to replace them for a few bucks if they get damaged, but we have next to no issues with countertops.

I do not know the markets you mention, but wonder how numbers could work today in a very mature market like Nashville with a current seemingly high vacancy rate due to lots of development in recent years.

I do one year, cycle maturities during peak rental times during spring and summer, enforce lease termination clauses if a resident leaves early, and file eviction for $40 on the 11th if rent is unpaid.

The largest residential REIA group in the area is DIG  (Diversified Real Estate Investor Group | Real Estate Education in Bucks County, PA (digonline.org)) - I would go there to investigate the meeting schedules and locations as they have many opportunities to network and connect.

I’d still recommend financing for you because it gives you more bang for your buck but if you’re risk averse and/or looking for greater cash flow you could put 40-50% down instead of 20-25%.
