You are in violation of at least half a dozend rules plus there are moral and ethical issues.

You're going to love real estate as long as you learn to be effective and ethical. 

I am seeking a local mentor to learn from and hopefully partner with, while I do not have experience I do have a very high degree of motivation, desire and work ethic.

Nor is being a Wholesaler any less ethical than being a Realtor, in concept.

My plan has been to take up sales so that my work ethic has a direct impact on how much income I make.

I'm eager to learn as much as I can to create the empire I know I am meant to build for myself.While I don't have a real estate background or have all the knowledge, I do know what kind of life I want for myself, along with some great work ethic.  

What that means is you basically ethically bribe the tenant to accept a few thousand bucks from you in exchange to get out in 30/60 days instead of riding out the lease.You'll have to do the cost benefit analysis though: are the rents so low that waiting 6 months isn't the better option?

@Casey MericleI don't know of any time limit on an option but you have to be reasonable and ethical.

A win for the investor (which can only be determined by finding out what their needs are for being a part of this and nailing it), a win for you (purchasing an asset using someone else's money), and a win for the tenants you are housing (making sure you take care of each and every tenant ethically and with respect). 

Is it work ethic, persistence, attitude, a combo of these things?
