We use SalesForce, takes some time to build but highly customizable.

Bit of a love hate relationship given it’s a poorly coded app and half the functions kick you over to the web anyway, but it has customizable checklist with photo upload and recently added inventory capability as well.

It is really customizable and will give you all that you need.Be sure to get the QuickBooks Online Plus version as the Simple Start and Essentials won't give you class and location and will limit your customizations and reporting.

All shipments will have your logo placed on the front of each box, and a customizable insert on the inside of the box.

I keep file in Google Drive and can access it from phone, computer or anywhere.It is very customizable and powerful.

We are using buildium for prop mgt software. they have an online customizable rental app and credit check and all info attaches to the tenants online account with us.

Reports are not customizable and limited in number.  

I'd also rather use something that is customizable and not web-based.
