Thier vendors are a great resource, and many are happy to give you input when they know you are connected to LU. 

Realistically, if you have a connection to all the vendors necessary and the property is in an area where the quality of tenants will be good, you do not need a PM.

We manufacture our homes by Amish builders and can complete the homes in 4-6 weeks. 

As you talk to more people and educate yourself on the market you'll get a feel for how similar vendors compare and can make a decision on who to hire.  

I go with strictly A+ rated vendors/companies and still check reviews online, but I've found that BBB reviews and ratings are a good indicator of how efficient they are.The 'manage the PM' seems to be a tough reality of the PM industry.

We can put it on homes for self showings, when owners allow, and use it to provide a code to vendors and realtors.  

Hey @Isadore Nelson - appraisers are 3rd party vendors that won't take it well if anyone tries to influence their decision of the valuation.
