This is just the first.I took this partner strategy from Brandon Turner's format.I live in California and I fly to Ohio find the right properties in the right area that are killer deals and need some TLC.

@Crystal Taitt-Phillip in my opinion that is not enough I'd want to see profit and loss statements, if they are going out every month or two to make a $100 repair on a unit renting for only $450 that can be a profit killer.  

I grew up in Bergen County, I know taxes can be a deal killer in that market.

Obviously not possible for everyone, but I don't have a particularly killer W2 and still able to buy my 2nd cabin this year.

Vacancy is my biggest cash killer as well as takes up a lot of time since I do everything myself.

The ongoing repairs and the capex will be the killer to the cash flow.I think you should research heavily the vintage of the 20's for all know issues.
