I would concentrate on marketing the space itself, and allow the tenants to finish it out in a way that suits their needs.

Bottom line is now realtors dont concentrate on sellers.

I have also been looking in Haddon Twp and Collingswood area....but really concentrating on Oaklyn, that town really intrigues me but haven’t found “the deal” yet.

I don't know that students would go to Rosendale to rent, but vacancy is low all over and finding a tenant for a nice house should not be difficult.Kingston has the lion's share of multi family properties as its a city rather than a town and has a more concentrated population.
