I understand every locality is different but I am wondering what the timeframe of your experience was, how easy/difficult it was to get the modular/prefab building approved, whether it was classified as a building or something different since it was modular as well as the square footage of the warehouse you constructed. 

I double checked again with my insurence agent and with these claims being that in are area it was classified and listed as a catastrophic loss for wind storm.

I use craigslist and postlets/Zillow and Facebook marketplace / online yard sale and church / community classifieds to get renters.

They have already told him that he can't have to mortgages or he will be classified as an investor; so I don't know the strategy for getting around that issue, so that's why I think it's better to flip this one.

Most likely your rental property income will be classified as passive income.
