Quiet Title Action in Philly???
Hi Everybody,
I ran into a crazy situation on a flip I completed recently in South Philly, where the buyer's title company discovered a problem with the deed on the property. Basically, I purchased the property from an estate, and also purchased title insurance at that time. Apparently the underwriter when I purchased missed the fact that 2 heirs needed to sign off on the deed, and never did. So now when I went to sell the property this issue is coming up and my buyers had to walk. I filed a claim with the title insurance company, who is saying they have been unsuccessful in locating the two missing heirs. I even hired a private investigator to try to track them down, but no luck yet. So, the title company is now saying they are moving towards a quiet title action.
Has anyone dealt with this type of situation before? Does anyone know how long the quiet title court process takes in Philly, if the missing heirs do not contest? Also, does anyone know of an attorney who specializes in this area?
