I bought my rental from a wholesaler - found it on CL. Paid 12K and rehabbed for 12K. So, 24K all in and is rented for 550/month with great tenants. I see comparable deals on CL occasionally, but am financially drained from the first deal for a while. I see CL as a place to basically see wholesaler listings all together in one place. They are not all there, but a lot, if not most, are. Keep in mind, just because a property is being sold by a wholesaler does not make it a good deal. In fact, most of the time its not - just the nature of the real estate beast. Most deals aren't good deals.
