Isabel, right now its not easy nowhere in Usa, my conclusion since i see poeople from California trying to buy in Pa, others from Florida buying northeast and viceversa etc.

Hey Team,I am brand new to Real Estate Investing, and I've come to the conclusion I want to be in this for the long haul.

While pre-screening is a great tool, I wouldn't jump to the conclusion that they are bad property managers.  

@Scott TrenchI have spent a lot of time thinking about LA/SF and I have come to the conclusion that since there is such opposition to increased building density within the area, the result is that we will see larger numbers of people sharing a single dwelling, larger percentages of the population renting, people spending the grand majority of their income on that rent, and eventually we will see a large exodus of lower income people from the areas as a whole as it will be too expensive to live.

Either, in the future, you might ask your attorney to add a limit to the number of guests allowed as well as get a statement from the local Fire Marshall post signs stating limitations to avoid future headaches.This is what I would do to avoid jumping to conclusions AND arming yourself with facts, or at least an educated opinion from a licensed expert.

Conclusion?

I started looking towards multifamily instead, much more efficient (just closed a 24 unit too btw)So my hope is that most people will reach the same conclusion as me.

However, I'm just trying to come to some intelligent conclusion on a government law.

Contributions, and catching up on accounting is being done as I speak.Would Section 179 (bonus depreciation), and tax harvesting best be determined upon the conclusion of the year.....depending realized gains that could be offset?

I am also well aware of the "do not call list" I helped many companies restructure their war dialing systems when the law was passed.So in conclusion I am a rookie (but intelligent) real estate agent NOT a rookie salesman and would like to see if anyone is kind enough to send me a picture of a MAILER they have used to successfully generate leads (and again any scripts you guys are willing to share that worked for you would be a great help)
