There is a huge difference between building a 12 units in one building where every unit is 1bd/1bath and 750SF to a 12 units Square shaped complex with a pool in the middle and every unit is 2000SF with Garage and granite countertops and the first floor is all retail...I'm afraid this goes back to the good old fashion answer "it depends".

I am pretty old fashioned in my views of the real estate market, consider it very safe (which it is much more in Europe than it is here) and generally the best investment for the long term.

They will know the areas specific laws concerns and have them fashioned for the common problems of your given area these are based off years of local landlords and their legal regulational problems and how the courts wanted it structured. they have the tears of landlords used in them!

It’s fashionable for some laws to be enforced more of less at various times than others, I’m sure everyone tries as hard as they can to be lawful.Just because a law is not enforced doesn’t mean it isn’t there.
