Best place to write up a rental lease agreement?

I need to draw up a new lease that's pretty iron clad.

A template that I can add too.

Where is the best place to get one? Does cozy.co do leases on their site?

I havent signed up yet so I cant see everything they offer. Will have a new rental property available soon and want to be ready.

I googled lease template for my state many years back and spliced together the best parts of about 6 different ones. Then I have tweaked them over the years. There was a good post on BP called the best 25 clauses to put in your lease. I found a couple things in there caused me to tweak my lease again.

I recently added that tenants, when providing written notice most do so on paper delivered to me. No email or text. As some judges will now accept a text message as written notification. I did this because of a pain in the kneck tenant. I could still have the option to not enforce this for a good tenant and this would only matter in court.

Make sure your lease clearly spells out what happens if some one breaks their lease.

So many people ask for advice about an existing tenant, we usually say what does your lease say.

See if you can find any seasoned investors in your area say through a real estate club and ask if they will share an copy of their lease in word format.
