As a new investor who recently moved to this area, I'm fascinated to see where investor friendly deals are occurring.

I can see where underwriting these things is a bit more of an art than a science.

In my eyes it is far from Rocket Science to know how to do things properly.  

I did find their business model pretty fascinating and can see investor application to it as well as obtaining listings for SFH.

the general contracting you can do yourself...it's not rocket science  ...talk to the town's building inspector and ask him for reliable names...start there...write down the questions you need to ask

I though it was fascinating and fun.

I have always found properties like this fascinating, but I have also seen them sit vacant for sometimes years on end.
