Cap rate has been a quick way to take the temperature on my ROI of the my funds in the purchase and it's return as an investment, without clouding it with all the other moving parts.At the same time, cash-on-cash interests me less, as mine isn't particularly impressive.

It seems like sellers prices are still in the clouds but buyers are at the ground... if a deal wants to happen it sure seems like the clouds will have to now come down to the ground unlike the past couple of years.

I totally missed the Sales [& Use] Tax piece the first time.I agree you'll probably never see it or at least not until the cloud is discovered on title when he tries to sell the building.Perhaps they will reduce for immediate payment if he can demonstrate hardship.

Hi Ken,There are probably agreements you could execute with the wholesaler that might protect your interests, but in order for them to offer you any real protection they'd need to cloud title, which is something neither the seller nor the buyer would want.
