This is the first time I am using this website but you are right about myself being new to the real estate investing industry.

I am using Accuplan and have so far been happy but it's been less than a year.

Zaps work every 15 minutes, so it's not quite immediate, but it definitely beats me having to personally respond to every inquiry (even if I am using canned responses).  

A contractor giving a bid to do the work would be the most accurate.I'm amused that your estimating $150K in rehab and are worried about a "major problem".

I am using ***********.com but they don't offer any accounting features and they are slow to update. 

Zoho is the one I am using now,  I was using Salesforce but programming was more difficult than Zoho  Now I have 6 users an  I love it,  

I am using hard money and private money to buy the houses right now.
