I am thinking I might have to do some research on an Investment Realtor versus a garden variety (no insult intended).

Garden style apartments in B class areas tend to allow for stronger appreciation, and I have a funny feeling I will make more, with less headaches, in the long run. 

Where I live there are options for people who want to have secondary suites in a single family home (basement suite, garage/garden suites), but for it to be legal the owner needs to have all the permits in order to ensure the home is fire safe and that the furnace/electrical/gas are up to code.

With 9 children, room for a couple cows, some chickens and a large garden is starting to look pretty attractive.

I'm in Michigan as well, I invest in Ypsilanti, Westland, Garden City and Livonia areas.

Perhaps you should explore some of the Garden State areas as well, keep your options open.

Hey @Art Maydan Chicago has many buildings with finished basements or garden units and many of them are not legally zoned by the city.

Albans, Springfield Gardens, etc.
