The economy is diverse and composed of many different job sectors making it to a certain degree more "recession proof" than other markets.

Cash is coming from a 50/50 partner (father in law) - $20k as an investment, $20k as a no interest loan, to be paid back at leisure. 

Lots of sectors within real estate and some coaches only specialize in their thing.

Find someone who is an expert in sector of RE your doing.

Yes I just recently read Grant Cardones 10x Rule and decided that I wanted to take massive action and really start to push myself in the sector.  

Austin mayor takes away the only stick we have, all the while the county continues to raise taxes, the low income sector is getting squeezed.  

I also actually really enjoy learning and getting to know people now so some of my 'leisure' time is spent on learning and networking...

I'm open to any type of employment in the real estate sector, I'm a hard worker and enjoy the hustle.
