The PM aspect is the most important, as you need someone who you trust to stand by your for 10+ years. ( As an FYI, if you go turnkey, they should do their PM work in-house, so there isn't some other third party you need to vet - the TK company should be responsible for every piece of the investment.)When it comes to OOS investing, having a solid team working for you is so much more valuable than having the perfect market with the perfect fundamentals.

The Ridge team works with investors and have a plan to help move us through the "ten golden tickets" as Caeli calls them, of conventional loans and into specialty products.They cause us to look at our tax return in a different manner, so that we don't eliminate too much income with an overage of deductions, thereby reducing our ability to refinance later.

@Gregory JacksonWell we have done three cost segFor three of our portfolios SFRIt's normally a teamwork between engineer and a CPASo if you look into the YouTube channel of Anderson advisors Toby Mathias the accountant there has some good easy to understand stuff about the subject or look for a yona wise which is our provider.It is very beneficial and being you live in Ohio you could provide some additional insight avoiding their rule of some to have the land valued as 20% and instead accounting for what it's really worth here.But normally these companies offer an array of 'additional real estate tax/financing services'Like being a 1031 Trust etc
