If you are coming from a job with health insurance benefits, prepare yourself for some serious sticker shock.

We're looking to add a single family in Pueblo in the next couple months.Are you ready for the sticker shock of the West Coast?

.- Put alarm signs at entrances to the house, and alarm stickers in the window.- Install dummy cameras, with video surveillance signs.- Install blinds at front windows so that it's not obvious your house is vacant from the street.- Install timer outlets that turn on lights/TV/Radio during evening hours to make it appear that the house is occupied.- Do not have a For Sale sign in front of the house.- If feasible in your area, use an electronic agent-only keybox, rather than a lockbox with a code.- Install a GPS tracking device in your appliances to help police track and find the criminals- Make sure the lawn is regularly maintained and newspapers and fliers don't pile up on the driveway.- Leave a car parked in the driveway.

It also means no middle of the night phone calls to you from tenants.While the 'sticker rate' many property managers quote is in the 5-6% of Gross Operating Income range, figure all in with assorted fees and charges it will run 9-10% of GOI.The key of course is to find a good property management company, one that is competent, honest and fair.

Its a scam...ive seen it in and out..Alot of scammers are using HUD now a days and getting away with it..The next things she or her "lawyer" will do is call you threaten you and try to scare you, then say we can settle this for $2000....We wont sue we wont go to court...blah blah blah....And you wouldnt beleive how many people fall for it...One of the biggest scams in Atlanta right now are scammers are going to HUD homes removing all the hud stickers, they sometimes remove the listing agents signs...and replace it with their own...and any evidence HUD owns that home.Then they put signs up on the poles "House for cheap 35k call 555-55"Of couse people call, and they sucker people into beleiving they have multiple offers but the property can be theres if they put 2k-4k-6k down for a deposit..And of course they do it...Most of us would smell scam as soon as we looked up the property...But they prey on the weak...Anyway dont worry dude...HUD delivers clean title, like mentioned above they are bulletproof......

They tend to get personalized with stickers and artwork too.We paid $2,600 to have insulation blown in from the outside (small 4 bedroom).

I also update the forwarding address if it is printed on the nixie sticker.

The sticker shock on renovations is something to get use to and I think the next time around I'll search for a house that needs a kitchen/bath/paint/flooring update only ...but I am excited to get started for sure.If anyone has ideas on where I could find more info on evaluating the purchase price on BP I would be most interested in checking that out for the next property ;)

Heres a question, do you guys think a full car paint job for your company and message would pull better than a window peel or side sticker?

The best way to handle appraisers, city inspectors, cops, etc is to find something in common and talk about it.I always look at what the appraiser is wearing, what kind of car they have, bumper stickers, etc.
