After these expenses and all others split 50/50.I know this seems a little OCD, ( it would not be the first time I was accused of that) but it seems the most fair way to split, and possibly could prevent disputes or sore feelings.

Out-of-state properties are great when they appreciate in value, but they can be a serious sore thumb when they don't appreciate, when rents are low and when you have to pay a property manager.

She has some type of emotional disorder which has caused her to be disabled on social security but in regards to how they maintain the home ... they are great!

Both of these make them lackluster at best.Lack of consideration of others -- I would be exceedingly hesitant to sign any sort of extension with a tenant who lives in a shared-elements-in-common situation who doesn't model "community thinking" at least to a degree.I currently have a tenant whose embodiment of ^^^ has toxified an entire property . . . one bad apple makes the whole block sore!

You will stick out like a sore thumb to contractors so I’d either use a Const Project Mgr the first time or a really good GC and pay them well.
