After these expenses and all others split 50/50.I know this seems a little OCD, ( it would not be the first time I was accused of that) but it seems the most fair way to split, and possibly could prevent disputes or sore feelings.   

At least that I can think of.This place is completely forgotten about and an eye sore, but I think I can do something with it. 

Out-of-state properties are great when they appreciate in value, but they can be a serious sore thumb when they don't appreciate, when rents are low and when you have to pay a property manager.

You will stick out like a sore thumb to contractors so I’d either use a Const Project Mgr the first time or a really good GC and pay them well.

However, it seems most of your kind is sorely lacking when it comes to disclosure which is my biggest gripe. 

These wholesaling deals are sorely lacking on disclosure and you're removed from the principal since he doesn't even see you on any paperwork.Read the agreement with the wholesaler.
