She currently has possession which might be a plus but for her to continue to pay costs and not be guaranteed any residual from estate is tricky.

You need possession asap, they need a deposit for a new rental (likely they've not even begun searching).  

Am I correct in that this is just to get possession.

I like a Delayed Sale and Purchase Agreement with Rights of Possession.
