I understand Vermont has slightly more stringent regulations to contend with but it would also be closer for us geographically and thus potentially easier to manage. 

Being clear about what you want to do from the start not only helps you stay on track, but it also makes it easier to spot problems or delays before they happen.I totally agree that talking to people is important.

It'll be easier to manage and you could have less frequent turnover.

I would just excavate a few 2'x2'x2' (or larger if possible) spot footings, w rebar and Simpson hardware,under the house (you will want to take up the floor to make this easier to do).

My best that I expect beat virtually all non commercial residential is over $20k/month- incredible rent growth.  

I used a PM in the DR because it was just easier, especially with the language barrier and definite distance issues but I did co-host the listing on Airbnb.

@MIchael McCUe   I get it, it feels like an incredible weight that you could easily lift with bankruptcy.

I would look into every and all claims about someone as well as reach out to his former colleagues (who are here on BP) - as part of my point was sometimes its easier to go straight to the horses mouth and see how they respond.
