Vermont vs Smoky Mountains

Hi all - we are considering buying our first investment property.  We currently live in CT.  After some research, the two areas that interest us are Vermont (probably near a ski area, Killington or Stowe) and the Smoky Mountain area.  Would be very interested to hear from experienced investors on your thoughts for these two areas specifically.  I understand Vermont has slightly more stringent regulations to contend with but it would also be closer for us geographically and thus potentially easier to manage.  Smoky Mountains seems to be a solid choice but I wonder about oversaturation and competition in that area?  

Any insights would be helpful.  Thanks!
